- Do not use a real estate agent, or if you do, do not offer the listing agent more than 1%. I have videos and articles on Joelx and Youtube on how to do it yourself. Offer a buyer’s agent 2%.
- Start with a quite high price versus comparables. Use Zillow or similar apps to look at sales prices over the last few years within the area to get a feel for what stuff sells for. Also look at current listing prices. Go unreasonably high. Then come down in price 1% or $10k every couple of weeks or so. Do not accept offers more than 1% away from the current listing price.
- Put tons of photos and evocative description of the land with the best selling points in the description.
